Cincinnati Real Estate Sellers Resources
Seller’s Checklist
- First impressions are crucial.
- Ensure the kitchen and bathrooms are neat, spotless and fresh. This includes the stove, refrigerator and sink areas. These two rooms are top selling points for buyers.
- All closets should be cleared and organized. Overcrowded closets suggest inadequate storage space.
- Remove any clutter from lawn and yard. Trim hedges and weed gardens.
- Freshen the front entrance by repairing chipping paint and washing doors and windows on the front of the house.
- Clear out any clutter from the basement and garage to enlarge the areas and create a feeling of spaciousness. A clean garage will solidify a buyer’s impression of a home in move-in condition.
- Overall, keep the place clean! Messiness causes buyers to bid low.
- Just like every client has different needs, every house is different. It would be best to have a Kopf professional walk through your home to assess what might need to done to improve the marketability of your home.
- PRICE IT RIGHT!! Use a Kopf professional to ensure your home is priced right.
Seller’s FAQs
What should I do before a showing?
Ensure that the house is clean and free of clutter. Turn on lights and open shades to allow for natural light to enhance the home.
How will Kopf Real Estate market my home?
Kopf Real Estate utilizes a multiple marketing strategy to market and sell their listings. The Multiple Listing Service for realtors & consumers is the most widely utilized method. Additionally, we place heavy emphasis on Exclusive Realtor Tours, Open Houses, Print Ads (Cincinnati Enquirer, Harmon Homes, etc.), yard signs and networking with other Agents to sell our listings in a timely manner while maximizing the sales price.
What contracts will I have to sign?
First, you will sign an Exclusive Right to Sell contract, signifying that Kopf Real Estate has the exclusive right to sell your home. Second, you will sign a Consumer Agency Disclosure form. This explains Kopf Real Estate’s agency policy of how we represent our clients. Finally, once a buyer puts a contract together that you accept, you will need to sign that contract, another agency disclosure (which explains who is representing whom in the transaction) and any addendums that might follow.
What is a Home Warranty?
A home warranty is private insurance insuring a buyer against defects (usually in plumbing, heating and electrical) in the home that has been purchased. The period of insurance varies and both new and used homes can be insured.
What affects the market value of my home?
Many factors contribute to the market value of a home. The condition of the house/property as compared to the current competition is the most important factor (and the seller generally has good control over this).
Can I stay at home during a showing?
The general consensus is no. Buyers do not relax if a seller is present during a showing. It is best to plan to be out of the house during the time of a showing.
